My name is Adrian J, and for the past 20 years I’ve worked at the intersection of real estate and hands-on renovation — not as separate careers, but as one. How I got here
Early in my career I recognized something that most people in this industry never fully bridge: the gap between understanding a property’s market value and understanding what’s actually happening inside its walls. Real estate agents know contracts, comps, and closings. Contractors know what things cost, what corners get cut, and what problems look like before they show up on an inspection report. Very few people know both — and that gap costs buyers, sellers, and property owners money every single day.
I built Chapter H&P specifically to close that gap for clients in Atlantic and Cape May County. When I saw that the local market had no shortage of agents or contractors but very few people who genuinely brought both to the table, the decision was straightforward. Property owners, buyers, and sellers in this area deserved someone who could walk a property and tell them the full picture — not just the market value, not just the repair list, but both together with real experience behind every assessment.

When I walk a property with a buyer, I’m not just looking at finishes and square footage. I’m looking at the foundation, the roof, the systems, the things that don’t show up in listing photos but show up in inspection reports — and I can tell you on the spot what they mean and what they’ll cost. That changes your negotiating position before you ever make an offer.
When I list a home for a seller, I walk it the way a buyer’s inspector will before we ever talk about price. That means we know what’s coming, we decide how to handle it on your terms, and we don’t get blindsided after you have a signed contract and your leverage is limited.

I coordinate our on-call team for general repairs and maintenance, and bring in vetted specialists for larger jobs, while staying accountable for the result on every single one.
